Turkey Real Estate Immigration

The Turkey Citizenship by Investment – Real Estate Program is an initiative launched by the Turkish government to attract foreign capital. Investors can obtain a Turkish passport simply by purchasing property. The program was officially launched in 2017, with the initial investment threshold set at USD 1 million. In 2018, it was significantly reduced to USD 250,000, and from June 13, 2022, it has been adjusted to USD 400,000. This is one of the few programs in the world that allows investors to directly obtain a major country passport through property investment.

Application Process

Step 1: Select Property & Pay Deposit

Select the desired property, pay a USD 20,000 deposit, and sign the purchase agreement.

Step 2: Power of Attorney (POA)

Sign the POA at a Turkish embassy or through Apostille certification, authorizing an attorney to handle the property transfer and immigration procedures. This step typically takes about 1 week.

Step 3: Open Turkish Bank Account

Mail the original POA to Turkey. The attorney will open a local Turkish bank account on your behalf. This step usually takes 1–2 weeks.

Step 4: Full Payment & Property Transfer

Pay the full purchase price within 2 months, then complete the property transfer procedures, including valuation reports and title registration.

Step 5: Obtain Investment Certificate

After the property transfer is completed, you will receive the government-issued Certificate of Conformity (CC) in approximately 4–6 weeks.

Step 6: Apply for Residence Permit

Submit the residence permit application. The main applicant and spouse must enter Turkey to provide fingerprints when submitting the application.

Step 7: Submit Citizenship Application

After the residence permit is approved, the main applicant and spouse (if applicable) must personally enter Turkey to submit the citizenship application documents and provide fingerprints, then wait for citizenship approval.

Step 8: Collect Passport & ID

Fingerprints can also be provided at domestic embassies/consulates. After fingerprinting, it takes about 1 month to receive the Turkish passport and ID card.
